Do I need written approval to proceed with construction?
Yes. The ARB will write a letter of approval once your plans are sufficient.

Can you look at my plans before they are completed by my designer?
Yes. We encourage that you send us preliminary drawings before your designer gets deep into the construction documents. This way we can let you know if you are heading the wrong direction.

Do I need to have a registered architect draw my plans?
No, but it is encouraged. We do require that plans be drawn properly by a design professional. A draftsman, designer, or architect would suffice. A sketch from the contractor is usually not sufficient.

I'm only changing X on my house, do I need to get this approved?
Any modification to the exterior of the home needs to have approval from the ARB.

When can I start clearing my lot?
When you have written approval from the review board.

I would like to remove some trees from my yard. What do I need to submit?
We need to see a copy of your plat designating the location, species, and caliper of the trees to be removed. Pictures would be helpful, and a reason why you want to remove the trees.

What are the setbacks for my lot?
Setbacks vary from lot to lot, depending on several variables. Please call the ARB for setbacks specific to your lot.

How many sets do I need to submit for review?
We would like two (2) sets. We will keep one set so that we can verify that the actual construction conforms to the approved plans. You can have the second set back after review. Sometimes this set has notations and sketches that will need to be follows during construction.

What is the expected turnaround time for plan review?
The ARB tentatively meets every two weeks on a Thursday. This date can fluctuate depending on the number of approvals we receive. Please call for an exact date and time.

What happens if my plans are disapproved?
We will provide notes, lists, sketches, and/or marked up plans for you to take back to your designer and have redrawn. You would then resubmit them for another review.
